If you are looking for an excellent holiday experience, Newbarn Farm is the place to be. We are set high on a hillside above the popular holiday town of Paignton and often our visitors are surprised to find such a peaceful and quiet destination close to Torbay. With glorious views, barbecues and wonderful cottages, it is a perfect base for exploring dozens of attractions.
A selection of well equipped cottages set in 40 acres of pasture and woodland – within a beautiful valley close to Paignton, Totnes and Torquay. Bordering the South Hams area of South Devon, an area of outstanding natural beauty, Newbarn Farm boasts spectacular panoramic views all the way to Dartmoor.
Graded 4 STARS by the English Tourist Council, Newbarn Farm’s cottages sleep 2 -12 people. Four of the cottages are newly built, others are apartment style within the large farmhouse, all of which are self contained. They are extremely well furnished, offering comfort of a high standard. Guests often comment on how peaceful and tranquil the farm is even though only a few miles from the nearest seaside town, Paignton. It helps having a half mile private track!
Guests are free to roam over the land and through the woods, taking in the abundance of wildlife – buzzards, herons, mallards and the odd cormorant are daily visitors. For dusk walkers, sightings of the resident badgers and rabbits are not uncommon.
For resident guests there are reduced rates for daily/weekly fishing on the property’s 6 coarse fishing lakes and also limited use of a neighbouring leisure complex – equipped with modern gym, sauna, steam room, indoor swimming pool and children’s pool.
Outdoor play area, sporting an adult sized trampoline with safety net together with slides and swings.
All cottages and apartments, have the following equipment provided and more:
Bed linen, towels, tea towels, electric hob, turbo oven, microwave, fridge/freezer, dishwasher, all cooking equipment, rechargeable torch, TV & video, CD/cassette/radio, steam iron & ironing board, hair dryer, patio furniture with picnic sets, BBQs and central heating for the winter months. On-site laundry facilities – coin operated washing machines and tumble dryer, plus rotary lines.

6 coarse fishing lakes / ponds, open to day ticket fishing – stocked with carp, perch, roach, tench, perch, bream and eels. Special prices and concessions are available to holiday residents. set in a beautiful sheltered valley close to Paignton, Torquay, Totnes and the South Hams area of South Devon.

• Paignton - The pretty holiday town has the Paignton zoo which is really worth a visit.
• Dartmoor - Whether it is you or your kids, a visit to Dartmoor National Park will be a day not to be forgotten.
• Paignton steam railway - A restored steam train takes you along the coast to the estuary at Kingswear.
• Round Robin - It takes you on a journey to a breathtaking natural scenery.

Map & Directions
From the North:-
From Bristol on the M5 travel for approximately 1 ½ hours to Exeter.
At junction 31 on the M5, at Exeter, the road splits into two roads, the A30 and the A38, take the A38 signposted to Plymouth.
Travel for approximately 19 miles on the A38 and take the turn off signposted Dartmouth, Buckfastleigh and Totnes (A381 and A384).

From the South:-
From Plymouth on the A38 travel for approximately ½ an hour (25 Miles) to Exeter.
Take the turn off signposted Buckfastleigh, Dartmouth and Totnes (A381 and A384).
To Newbarn Farm:-
At the top of the slip road turn left onto the A384 towards Totnes and travel for 4 ½ miles to Dartington.
At the first roundabout take the second exit and at the second roundabout take the first exit still following signs to Totnes and Paignton on the A385.
After 1 mile you will enter Totnes. At the traffic lights go straight across and at the next roundabout take the second exit signposted to Paignton (A385). Go over the river bridge and at the next roundabout take the second exit again to Paignton (A385).
Travel for approximately 3 miles on the A385. On the way you will pass the Longcombe nursery on your left and about 1 mile further up the road you will see a petrol station/Car sales on the right, slow down and travel for about another 500 yards and you will see on the right a brown tourist sign saying “Newbarn Farm Angling Centre” which is just in front of our driveway.
Turn right into the driveway and travel for ½ mile past the Angling Centre and up the hill to the main car park in front of the Cottages where you will find allocated parking places for each cottage.
