We offer a newly-modernised, self-catering holiday cottage sleeping 2-6 guests (plus sofa beds for a further 2 guests). Woodhayes Farm is tucked away up a private drive, the farm offers beautiful walks from your doorstep into the surrounding fields, 150 acres of ancient woodland and parkland, the River Lupp and the spectacular views from Dumpdon Iron Age Hill Fort and a 10 acre nature reserve owned and run by the Devon Wildlife Trust. A great choice for couples, friends and families seeking a relaxing rural hideaway with easy access to the nearby coast.
Furnished to a high standard, Orchard Barn is graded 4 Star by VisitEngland. The Grade II listed flint stone barn was carefully converted in 2012 to balance period features with 21st century convenience.
Layout
Ground Floor - Entrance Hall, well-equipped kitchen with large wooden table for leisurely family meals, also includes cosy seated area with log burner.
First Floor – Three bedrooms (1 King, 1 Twin, 1 Super King/Twin*), two bathrooms (1 x shower, basin & WC, 1 x Shower, bath, basin & WC).
Second Floor – Sitting room with beamed ceiling plus 2 sofa beds to sleep 2 further guests if needed (supplement of £75 per person), bean bags, board games and books.
*can be made up as either Super King or Twin (please confirm when booking)
Across the courtyard, opposite the barn, there is a large orchard garden with a seating area, including garden furniture and BBQ. The orchard enjoys stunning views across the valley, making it the perfect spot to sit and relax after a day spent exploring the local attractions.

Orchard Barn and Woodhayes enjoys splendid views across the Otter Valley, off the beaten track yet accessible. We are 3 miles from the market town of Honiton and Exeter is a 25 minute drive away. The unspoilt coastline, picturesque beaches and seaside villages of the Jurassic Coast are only 20 minutes away. There are also many historic houses, castles and gardens including National Trust properties such as Killerton House, Castle Drogo and Knightshayes Court. There are plenty of attractions for children of all ages from theme parks, wildlife parks to steam railways and farms. Other activities to discover include sea fishing, fossil hunting, pony trekking, cycling and golf. There is an on-site Pilates studio at Enlightened Body Pilates - please check out web site to enquire about classes and individual sessions. We have an extra information folder and brochures in the barn. Please feel free to call us if you are looking for specific activities/advice.
Dog Friendly (max of 3 dogs , £20 dog supplement for each dog) 200 acres of parkland and ancient woodland for doggie walks , plus we adjoin a national trust iron age hill fort called Dumpdon Hill which has plenty of common land to walk your dogs. We also have stables where dogs can dry off after wet walks.

We are situated 1½ miles north east of Honiton and the A30 trunk road. Take Dunkerswell road out of Honiton, cross small bridge (Langford Bridge) over the River Otter. 150 yards turn right. Woodhayes Farm is the first drive on left. Please continue to the front of the house and park your car in the gravel driveway in Front of the House. For sattelite Navigation Please use the following postcode EX14 4TP, please be aware that this post code will take you just short of your destination, to lower Shaugh Farm which is the next farm after Woodhayes.
