Enjoy relaxing in a former watermill by a trout stream between Slapton Sands & Strete, near Dartmouth.

Barleycorn Cottage is full of character, from the grindstone in the kitchen floor and deep slate sills to the massive oak beams and cast-iron log burner.  For alfresco meals, there's a bbq, cafe table & chairs in your own private, secluded garden - the lawn used to be the mill pond - with views down the old mill leat and up over the fields and orchard.  In spring, the wildflower slopes are full of snowdrops, bluebells and pink campions. A smaller grindstone in the garden is filled with scented marjoram.  The wooden verandah by the entrance door (a stable door) is perfect for star gazing or storing walking coats and wellies.  

It’s such a cosy cottage all year round, and so light and airy.

Downstairs is open-plan from the kitchen to the comfy sitting room, where the cast-iron wood-burning stove and relaxing sofa and armchairs make for cosy evenings, if you’re not in the garden.

The modern kitchen is fully equipped with electric Aga style oven and hob, fridge with freezer section, washing machine, kettle, toaster and microwave.   Heating is from a log burner, electric radiators and heaters so you’re cosy all year round.  All logs are included in the rental.

Upstairs, a spacious double bedroom with large wardrobe and antique mahogany chest of drawers, and a vintage nursing chair in the corner, ensures sweet dreams - with the window open you'll hear the stream.. The bedrooms share a good-sized white-tiled modern bathroom (bath with shower over). Across the small seating area on the landing is a large twin bedroom, with a fitted wardrobe, oak chest of drawers and further cupboard plus sunny views up over the hill. Plenty of room for a cot or zed bed if needed. Throws and patchwork quilts add to the cosiness.

Barleycorn Cottage benefits from electricity generated by the water turbine.  The cottage access is through the courtyard where thre are plenty of potted herbs which you're welcome to use and up a flight of stone stairs.

Barleycorn Cottage is set in a typical steep-sided Devon coastal valley in a former watermill in 20 acres between Slapton and Strete.  Close to Start Bay & beaches, pretty villages & The Coast Path in S Hams AONB and it's on a working smallholding - ducks and chickens, sheep and lambs, and cows.  In autumn, join us for apple pressing!  

Reconnect with nature and each other far from the madding crowd, in a haven of peace and tranquillity almost untouched by the modern world with woods, meadows, private garden, & stream.

There’s no through traffic, just a green lane stroll beyond the cottage and over the old stone bridge, and a 24-hour wildlife channel outside your window.  The star-gazing is amazing as there’s no light pollution.

We welcome dogs and are flexible on number.  The cottage garden is fully fenced.

Free electric car charging using electricity generated by our water turbine and there’s plenty of parking. There are four more cottages scattered around the mill if you'd like to bring family and friends, it's the perfect place for larger groups.

Barleycorn Cottage has one very large double bedroom and one large twin room, both have space for a cot or a further zbed if needed. So it happily sleeps 2-4/5 people.

Open all year, short breaks available out of school holidays. Short break prices vary according to how many days and how many people, please call 01803 770219.

Prices per week range from £350-£995. Dogs are £25 per dog per stay.Prices include all logs for the woodburner, electricity, bedlinen, & simple eco cleaning materials.

Road Directions

From Slapton take the Totnes road to Totnes. Half a mile from Slapton, turn right at Start Bay Centre, part of Slapton Ley Field Centre (an old school), signposted to Merrifield. Drive for about a mile. At the T junction at the end of the lane, with the house called Merrifield in front of you, turn right. Follow this lane as it bends, narrows and dips. You will pass Hansel Cottage and the walls of Hansel hamlet to reach us.

Higher North Mill and Watermill Cottages are at the bottom of the hill, by the stream, and a mile from the No Through Road sign at Merrifield. For full directions from M5 & Totnes, see website
